8.5 Pedestrian Walkways. The DEVELOPER must construct a concrete sidewalk five <br />feet wide within the Le�ngton Avenue right-of-way from the northwestern most <br />corner to the southwestern most corner of said lot. The DEVELOPER is <br />responsible for replacement of any damage to the e�sting pedestrian path located <br />along Roselawn Avenue adjacent to the northern property line of Lot 1, Block 1, <br />Roselawn Village Addition. <br />8.6 Street Right-of- Way Dedication. The DEVELOPER is responsible for dedicating <br />through the subdivision plat process, the necessary right-of-way required by <br />Ramsey County Public Works — Traffic Division. <br />8.7 Utility & Drainage Easements. The DEVELOPER is responsible for creating <br />dedicating and/or granting specific easements pertaining to public utility services, <br />site access, shared parking or the storm water pond. <br />9.0 PUD STANDARDS and CONDITIONS of APPROVAL <br />The Planned Unit Development sha11 also comply with the following specific PUD <br />standards: <br />9.1 General Development Standards. Including but not limited to the certificate of survey <br />and/or plat, site development plan, landscape plan, grading and utility plan, building <br />elevations, development schedule, and final land use designations sha11 be part of the <br />standards for development of the VSI Construction PUD. <br />9.2 Uses - Permitted. The permitted use of properiy within the PUD sha11 be limited to the <br />redevelopment of the site into: <br />A three story professional office complex totaling 16,646 finished square feet. The parcel <br />redevelopment sha11 be restricted to the dimensions specified in the site development <br />plan, landscape plan, building floor plan, and building elevations (E�ibits B, F, H, and <br />I), and supporting documents submitted by the DEVELOPER. Where not superseded by <br />more restrictive requirements of this PUD, the standards of the underlying B-1 (Limited <br />Business) zoning district shall apply, as stated in Chapter 1005.02 of the Roseville City <br />Code. The parcel may be reused and/or redeveloped by amendment of this PUD for any <br />use or conditional use allowed in the underlying B- 1(Limited Business) zoning district, <br />except that the following uses shall be prohibited: bingo hall, hospitals, sanatoriums, and <br />rest homes; private clubs or lodges; greenhouses; motels and motor hotels; mortuaries; <br />churches; public or private schools; furniture stores; dog kennels; any uses which reduces <br />the amount of a�ailable required parking; or any use deemed by the Community <br />Development Director to be substantially similar to these uses based on potential noise <br />generation, visual impact, and/or parking demands. <br />� <br />
