9.3 Building Setbacks. The minimum setback for the professional office structure (as <br />depicted on site development plan; E�ibit B) shall be as follows: <br />� North property line setback (from newly established property line) — 58 feet. <br />� South properry line setback — 71 feet. <br />� West properiy line setback (from newly established property line) — 73.5 feet. <br />� East property line setback — 16.5 feet. <br />9. 4 Off-Street Parking Lot Setbacks. The minimum setback for the off-street parking lot shall <br />be as follows: <br />� North property line setback (from newly established property line) — 10 feet. <br />� South property line setback — 5 feet. <br />■ West property line setback (from newly established property line) — 6.5 feet. <br />� East property line setback — Zero; property line is center of access drive. <br />9.5 Building Design and Height. The professional office complex must be architecturally <br />designed to ha�e a similar scale and massing of structures located in the adjacent <br />neighborhood. The professional office complex sha11 be limited to three stories and a <br />height of 40 feet (Exhibit n. Should the roof style change due to the removal of the <br />basement, the Community Development Director or designee must approve the building <br />height limit. <br />9. 6 Building Materials. E�terior building materials sha11 include asphalt shingles on the roof <br />and a mi�ture of rock-faced block, brick, stucco, and limestone sill on the building <br />facade. The soffit and fascia sha11 be aluminum and/or concrete fiber board, and the <br />structure shall be outfitted with gutters or downspouts to properly remove and direct roof <br />drainage. The color scheme for the building shall be reviewed and approved by the <br />Community Development Director or designee prior to issuance of any building permits <br />(Exhibit �. <br />9.7 Mitigation of Impact on Adjacent Residential Uses. All e�terior ground mounted <br />mechanical units for the professional office complex sha11 be located adjacent to the <br />building and screened from view. For the purpose of this PUD screening shall consist of <br />a decorative wood or masonry fence or a mi�ture of deciduous and coniferous shrubs. <br />Outdoor or e�terior storage of any material, for any duration, and the installation of a <br />shed, is prohibited. <br />9.8 Tree Preservation. The lone tree on Lot 1, Block 1, Roselawn Village, located to the <br />southeast of the Champion Upholstery building cannot be preserved. This area has been <br />designated as the Roselawn Avenue site access to the development. <br />9.9 Site Fencing. VSI is responsible for installing four sections of six foot ta11 cedar board- <br />on-board fencing along the south properiy line. The style and exact location within the <br />five foot southern buffer area must be approved by the Community Development <br />Director or designee. <br />0 <br />
