6.0 STAFF RECOMMENDATION: <br />6.1 Based on the information provided and the findings in Section 5 of this project report, <br />staff recommends approval of a 533 square foot (5%) variance to Section 1004.O1A6 of <br />the Roseville City Code for Robert Lindholm, 2959 Matilda Street, subject to the <br />following conditions: <br />a. The ma�mum detached accessory building total of 864 square feet with a <br />dimensional design or 24 feet wide by 36 feet deep. <br />b. No additional building coverage on the parcel such as the typical 120 square foot <br />garden shed (allowed under Section 1004.O1A2) <br />c The verification of a11 (plan estimate) foundation and pa�emenbpatio impervious <br />area and that this total coverage not exceed 35% (3,827 square feet) of the lot <br />area. <br />d. The accessory building and driveway e�tension (apron) meet all applicable <br />zoning setbacks, height, and design requirements. <br />e. The inclusion of a door(s) and windows as proposed on the submitted plans. <br />f. A maximum e�terior wa11 height of nine feet and a maximum garage door height <br />of eight feet. <br />g. The installation of roof gutters to properly channel roof drainage away from the <br />adj acent residential property. <br />h. A maximum building height of 15 feet (to the midpoint of the roof truss) and the <br />installation of roof trusses that are of a similar design to that of the e�sting <br />structure and those contiguous to the property. <br />i. The accessory structure being constructed of a similar color and with similar <br />materials to that of the principal structure. <br />j. The use of the detached accessory building (garage) being limited to residential <br />storage and use only. <br />1� The applicant limiting the use of the e�sting tuck-under garage to dwelling unit <br />living space and applying and receiving a permit to begin the conversion of the <br />e�sting tuck-under garage space to living area at the same time as issuance of the <br />garage building permit. <br />PF3399 - RCA 06 1702 • Page 4 of 5 <br />
