Renort !PF 34011 <br />1.0 REQUESTED ACTION: <br />1.1 Northco Rea1 Estate Services has requested a reaffirmation of a pre-existing special use <br />permit to continue to operate a truck terminal in an I-2 zone located on a tier of lots south <br />of Terrace Drive and west of Lincoln Drive, west of the Roseville Square Shopping <br />Center. <br />PROJECT REVIEW HISTORY: <br />. Anticipated Council Action � 7une 17, 2002 <br />2.0 BACKGROUND: <br />2.1 The City Zoning Code was originally adopted as Ordinance 275 in 1959. In this <br />Ordinance, truck terminals were approved by issuance of a Special Use Permit (now <br />called a Conditional Use Permit). The City record keeping was inconsistent in those years <br />— no record can be found of the actual Special Use Permit or Council Action. Staff <br />presumes that a Special Use Permit was issued for the Terminal Building located at 1656 <br />Terrace Drive in 1972 or 1973 because the building is consistent with both the <br />Comprehensive Plan and the Zoning at that time. A building permit was issued for the <br />construction of the building on 43 acres in 1973. <br />2.2 For record keeping and financial reasons, Northco Real Estate, the current owner, and <br />Clark Brothers Transfer have requested the City provide either a copy of the original <br />permit or a reaffirmation of the permitted conditional use on the site. <br />2.3 In the current City Code, the terminal use remains a conditional use within an I-2 zoning <br />district. <br />2.4 E�sting Conditions: The 43 acre site is improved with a 17.500 s.f. concrete block truck <br />terminal in the middle of the site.
