Turn into rental units of unrelated individuals, hard to limit occupant number. <br />2. Many times have non-professional homeowner construction and maintenance; <br />3. Design details may not be sensitive to other structures in the neighborhood; <br />4. Parking and access can be a problem if not installed with construction; <br />5. Create more impervious surfaces (more roof and parking surfaces); <br />6. Could create a safety problem (access) in areas where of the e�sting house is <br />not accessible or there is no alley or corner access. <br />2.3 �Vhat conditions will allow for the establishment of an ADU? <br />An accessory dwelling unit may be created through the following: <br />1. Internal conversion within an e�sting dwelling: <br />2. Additions to e�sting house or garage (and be located at least 30ft back from <br />the front properry line); <br />3. Conversion of an e�sting garage if it is set back at least 40ft from the front <br />properiy line; <br />4. Inclusion in development plans for, or part of, the construction of a new single <br />family detached dwelling unit; or <br />5. A separate detached dwelling unit that must be located at least 6 feet from any <br />structural element of the primary unit. <br />2.4 Can an ADU be established on a lot there are two single-family units or townhomes <br />on the lot? <br />An accessory dwelling unit may not be established on a lot of record with two or more <br />single-family residences. <br />2.5 Does an accessory dwelling need a building permit? <br />Yes. Before receiving a building permit to establish an accessory dwelling the applicant <br />must record a deed restriction covenant with the Ramsey County Recorder certifying that <br />the owner is occupying one of the dwellings on the lot. An ADU comply with applicable <br />building fire, and health and safety codes. An ADU cannot be occupied until a <br />Certificate of Occupancy is issued by the Community Development Department. <br />2.6 Does an ADU have to connect to water and sewer? <br />Yes. An accessory dwelling unit must connect to public sewer and water. <br />2.7 �Vhat is the maximum area allowed for an accessory dwelling within the primary <br />dwelling? <br />The total gross floor area of an accessory dwelling must not exceed foriy percent of the <br />area of the primary dwelling's living area, excluding uninhabitable floor area, the garage <br />or other outbuildings. If the accessory dwelling unit is a separate building on the site, in <br />addition to the foriy percent size requirement, the ADU along with a11 other impervious <br />surfaces cannot exceed thiriy percent of the site, except with a variance. <br />2 <br />
