ZONING CODE CHANGES PROPOSED <br />BY ST. PA UL PROPERTIES AND NORTHCO <br />1005.07: B-6 MIXED USE BUSINESS PARK DISTRICTS: <br />A. A B-6 district may be established after completion and city approval of a mixed- <br />use master plan for the entire district and completion of any required or voluntary <br />environmental review such as an Environmental Impact Statement (EIS) or <br />Alternate Urban Area Review (AUAR) as defined by the Minnesota <br />Environmental Quality Board rules. Uses permitted within a B-6 district sha11 <br />comply with Section 1008 of this Code by completing a Planned Unit <br />Development prior to the issuance of any building permits, except as may be <br />issued for the continuation of nonconformin� uses permitted bv this Section. <br />The Planned Unit Development sha11 implement a11 mitigation requirements of the <br />EIS or AUAR as well as Business Park Design Guidelines of Section 10 10 and <br />subdivision requirements of Chapter 11 of this Code. <br />B. Permitted Uses, after city approval of a mixed use master plan and completion of <br />a Planned Unit Development within a portion (or all) of the NTixed Use Business <br />Park: <br />1. Office, business and professional. <br />2. Office/showroom, of�ce/laborator_y and ancillarv warehousin�. <br />3. Biotechnical, biomedical, high-tech software and hardware production. <br />4. Medical and dental clinics. <br />� <br />5. Hotel and motel. <br />� <br />6. Hospital. <br />7. Laboratorv, research, design and development, and ancillarv arehousing. <br />� <br />8. Bank and financial institutions. <br />��� <br />9. Athletic and health clubs if ancillary to a permitted use. <br />� <br />
