As soon as the City engineering plans are complete, access through Terrace Drive with <br />class 5 materials is required and all construction equipment and material delivery will be <br />required to use this access. Construction access bv the owner will be nermitted if needed <br />prior to the time Citv has retained access through Terrance Drive. Final asahalt on <br />Terrace Drive will be completed no later than occupancv of the first phase of development. <br />Utilities to the site: <br />The City of Roseville is responsible for the provision of public water systems, sanitary sewer and <br />storm water systems to the development site. <br />Storm �Vater Detention/Ponding: <br />The City of Roseville is responsible for assuring that the e�stin� storm water system is <br />functioning properly. This may require additional improvements to the existin� pond and <br />surrounding sites. The costs associated with these improvements for the existin� systems are the <br />sole cost of the City. <br />Pond Pathway: <br />The City of Roseville will assist in the cost of providing a public trail system around the pond <br />adjacent to the development site. This assistance includes wetland delineation, pathway <br />easements, engineering and construction. The portion of the pathway that is on the development <br />property will be the responsibility of the developer and will become part of the public pathway <br />system when completed. The developer may contribute funding to complete the above <br />mentioned portion of pathway, connecting to the public pond pathway. <br />Public Streets: <br />All development site streets determined to be public, and constructed to city standards by the <br />developer will be turned over to the City upon completion as per the requirements of the City <br />Subdivision and Improvement Codes. The City will maintain the streets as part of their street <br />system which includes street sweeping, snow plowing and maintenance. <br />Site Plan Review: <br />Normal and customary site and building plan review requirements will be followed. The City <br />will make every attempt to streamline the land use process so that approvals can be achieved in <br />March of 2003. The zoning for the site will run concurrently with the Concept and Final PUD <br />process along with final plat. <br />2 <br />
