Responsibilities of Developer <br />Housin� Units, Park and Trails, Infrastructure <br />Housing Units: <br />The Developer will be responsible for constructing a minimum of 100 — 130 units of housing. <br />The units will be a mix including the following (as referenced from the submitted United <br />Properties proposal): <br />Senior Cooperative — 75-85 units of senior cooperative, 3-4 stories, underground parking, <br />e�terior stone and brick with maintenance free steel or vinyl siding, vinyl windows, 30-year <br />shingles. A community room will be provided within the building for project area resident <br />meetings and activities scheduled by the cooperative association. The developer will refer <br />Roseville residents interested in purchasing within the cooperative and condominium, if built, to <br />the Senior Housing Regeneration Program. Initial marketing will be restricted to local media to <br />generate the maximum amount of local opportunities. <br />Town homes — Phase 1: One-Three buildings with 5-15 units of town homes. The town homes <br />will feature a two story design with bay windows, 9'ceilings, decks and fireplaces. Phase 2: Two <br />buildings with a total of 8-10 units of town homes can be built as an alternate to 30-40 <br />condominiums. These units will be of the same design, scale and quality as that in Phase I. <br />Condominium — In a second phase, up to 30-40 units will be built as an alternate to 8-10 town <br />homes. The Condominium design, scale and quality will be the same as the senior cooperatives. <br />Single Family Units — Seven single-family homes will be built on small lots less than 50 % of <br />the standard city lot area. The homes will be of two-story design with energy efficient <br />construction. Options for basements, central air conditioning and gas fireplaces will be provided <br />but not necessary to keep home affordable for families. Two of the units will be built by Habitat <br />for Humanity with the same design, features and quality. Construction will begin during the <br />same construction year on all seven units. <br />Parks and Trails: <br />The developer is responsible for funding and constructing a system of public trails per City <br />standards through the development as shown on the Concept RFP site plan. <br />In addition, the developer will use its best efforts to provide project trail systems that connect to <br />the e�sting neighborhood. Approval for these connections by the adjacent property owners will <br />be the responsibility of the developer. Construction of the connecting trails will be done in <br />cooperation with adjacent property owners and the developers. <br />The developer is responsible for the construction of a 2-acre neighborhood public park adjacent <br />to the project's north property line which will include, at a minimum, children's play equipment, <br />play court, play field and park shelter meeting city quality standards for equipment and a <br />
