neighborhood park The specific park designs must be developed in cooperation and with the <br />approval of the neighborhood and the City Park and Recreation Commission. Landscape <br />screening with mature vegetation must be provided between the park and the new and existing <br />single-family homes. <br />Within the development site, the developer is responsible for the construction of a passive park <br />area adjacent to the north and northwest edge of the pond that will include landscaping, trails, <br />and overlook area. The developer is responsible for its portion of the trail around the pond that is <br />included on the development Concept RFP site plan. Modi�cations to the site plan for the <br />passive park mav be required due to the modifications to the pond that mav be necessarv to <br />accommodate storm water. <br />Infrastructure: (Streets, Utilities. LiShting, Signage, fire hydrants, mail boxes) <br />Development site streets and utility installation for public water, storm sewer, lighting, signage, <br />fire hydrants and mail boxes within the public right-of-way are the responsibility of the <br />developer. <br />Public Streets — The public streets that connect Arona to Terrace Drive throughout the <br />development site must be constructed by the developer to City standards at 26 to 32 foot width. <br />Fire hydrants must be installed on all public streets after approval by the Fire MarshaL The <br />streets will be platted as public streets and become City Streets upon completion and acceptance <br />by the City. <br />The City will consider an assessment of the cost of construction of the street upon the request of <br />the developer. The City will only assess the streets upon the developer's petition and waiver of <br />public hearing and agreement to accept 100 percent of the assessment cost. <br />Utilities � Utility connection to the units is the responsibility of the developer. SAC fees for <br />utility connections are to be paid by the developer. <br />Lighting — The developer is responsible for, working with Xcel Energy, installing decorative <br />residential street lighting on all public streets within the development site. The street light design <br />must be approved as part of the PUD process and must meet city standards for street lighting. <br />Signage — Coordinated development site signage is the responsibility of the developer. Design <br />and placement must be approved as part of the PUD process. <br />�Tail Boxes — Grouped mail boxes for single-family and town homes are provided as part of the <br />development. Placement and design must be approved as part of the PUD process and in <br />consultation with the postal and city standards. <br />4 <br />
