The property is the former American Semi Parts Service property. The <br /> 1 improvements on the property consist of a 45,580 SF industrial building constructed <br /> in 1961. The building, on the date of inspection, appeared to be vacant. The site <br /> consists of three separate parcels totaling 10.11 acres. Zoning is I -2 or General <br /> Industrial District. <br /> The purpose of this appraisal is to determine the loss in market value to the <br /> subject property due to the City of Roseville's Twin Lakes Roadway Project. This <br /> project includes taking temporary easements along the easterly lot line of each of the <br /> 1 parcels along with the removal of fencing. Although the subject property is improved <br /> with an industrial building along with miscellaneous site improvements, it is felt that <br /> the contribution of these improvements remains the same in both the "before" and <br /> "after" situations. Since the improvements will remain unaffected, other than the <br /> fencing along the easterly lot line, this analysis focuses on the valuation of the land <br /> �I only in the "before" and "after" situations. This appraisal is therefore "limited" in <br /> scope since I have not completed a separate analysis of the improvement value other <br /> than the fencing which will be removed as a result of the Project. <br /> REAL ESTATE APPRAISALS CONSULTATION EXPERT WITNESS MARKET RESEARCH <br />
