Again, directrd by wFrat our market and demographic <br />research iD� Oir �li� stra�egy is avalu.a�d eontinually and documented <br />yearly via our budget pr�cess, Over the past few years, we have noticed the <br />��g trend in lifestyle centers and the success of the same. <br />Today tb.ore are approximately 140 lifestyle centtts and � the Intemational <br />Council of Shopping Ck�ters (ICSC�, they are p�edictu�g ti�at as many as 30 centers <br />annually could be o�n�cl for the ne� 5 yea�s. In fact this type of development has <br />become so �cessful ti�at there a�`e a number of tenants tl�at will no longer "go into <br />the mall"; they believe their customer is better ser�d by this type of retail format. <br />In our own m$rket area, proposa[ projects, t�at we are aware of, such as Woodbury <br />and e�sting projects, such as The Shop�es at Arbor Lakes and the existing � of <br />Grand Avenue do pose a competitive threat to Rosed.ale, <br />This current trr�d in retail development embai.i�s mi��ed use, open air retail venues, <br />which fe�xre "lifestylen t�.ro.an�ng objectivesand cn.�rtaiament, includingfood, <br />c�estaurants, and i�ater� as critical components.
