4.4 As proposed, the existing truck terminals and miscellaneous industrial and distribution uses <br />would be removed. This includes over 60 acres of trucking related uses. Compared to the <br />current adopted Master Site Plan of 2001, the changes would create 14 more acres of retail by <br />reducing a similar amount of office�tnedical office acres, and create 8 acres of senior and loft <br />housing by reducing a similar amount of office�nedical office. <br />4.5 The proposed Phase 1 area would be rezoned from its current designation of I-1,I-2, B-1 and B- <br />4, to a Planned Unit Development with an underlying zoning of B-6, Mixed Use Business Park <br />District where the master-planned mix of uses are inter-related and support each other. <br />Roseville's M�ed Use Business Park land use designation is defined as "... a hybrid of a more <br />typical industrial park with office park uses and a mix of service retail and housing that would <br />serve as a more livable campus setting. It is defined as a geographically ident�able area <br />which contains an architecturally consistentmix of o�ce, ofice-laboratory, off'ice-showroom- <br />warehousing, biotechnical, biomedical, high-tech software and hardware production uses with <br />support services such as limited retail, health, fitness, lodging and multifamily housing. The <br />Business Park has well planned roads, utilities, ponding and communication systems. Parcels <br />within a Business Park have access to an internal parkway and/or external County minor <br />arterials as well as access to the Interstate Highway System. Emphasis is placed on creating a <br />unique, safe and high-quality work and play environment by installation c�' extraordinary, <br />architecturally distinct buildings, transit and transportation services, site planning, <br />environmentallysensitive landscaping, parks, trails and lighting.
