I am a full-time real <br /> estate agent and have not had the time to write to you previously. However, this subject is very near and dear to me for a <br /> number of reasons. I live at Woods Edge and would be one of the residents who would be very adversely affected by a 4 <br /> to 5 story high density structure towering over by property and backyard. <br /> Obviously, residents are concerned about their property values. This is not a matter of may be they will be affected and <br /> maybe not. They have already been affected. I purchased here six months ago and was not told of the possibility of high <br /> density housing. I purchased for$204,000. I have since sold two properties in this complex of 12 units. I had to disclose to <br /> both buyers regarding the high density housing potential. As a result, the last one sold for$193,000 (and it is a much nicer <br /> unit that mine because it has a fireplace, skylights, and all six panel doors and updated kitchen). The second one I sold <br /> was for substantially less- I can't reveal that price because we have not closed yet. However, 2 new owners who are now <br /> aware of this situation have purchased at lower prices. So it's not a matter of will it, it already has. I would love to stabilize <br /> our property values by not having to disclose this issue but I am obligated to do so. The housing market is bad enough <br /> without having an extra issue to devalue our properties. <br /> Of course,property values are not the only issue-traffic is already busy on Old Highway 8, there is the issue of <br /> emergency vehicles, snow removal, wetlands, water tables, drainage,etc. that do not make this a good idea to pursue. I <br /> was on the Lauderdale City Council for six years and understand how important it is to listen to the neighborhood <br /> concerns so that you can understand why we are approaching you with a very reasonable request. When you take all of <br /> our information, I feel confident that you will go forward in making a good informed decision and vote for medium density <br /> instead of high density on parcels 3253 and 3261 Old Hwy.8. <br /> Thank you so much for your consideration. Because of my very busy schedule and working most evenings, I don't believe <br /> I will be able to attend the meeting tonight.
