a. It is of exceptional design that includes amenities <br /> such as public art,public seating,an outdoor plaza, <br /> green rooftop,recreational benefit,and/or transit <br /> shelter. <br /> b. It is deemed equivalent to the minimum <br /> requirements of this Section and complies with the <br /> purpose and objectives of this Section. <br /> c. It will allow a site plan that is more consistent with <br /> the character of the area. <br /> d. It will result in the retention of more existing <br /> significant trees. <br /> e. It better accommodates or improves the existing <br /> physical conditions of the subject property. <br /> f. The topography decreases or eliminates the need for <br /> visual screening. <br /> g. It does not reduce the effect of required screening. <br /> h. Efforts are made to create interest by providing a <br /> variety of colors and textures. <br /> 7. Required Landscape Plan:With the exception of one- <br /> and two-family dwellings,a detailed landscape plan shall <br /> be submitted for review and approval by the Community <br /> Development Department for all new developments, <br /> additions,or modifications to existing developments, <br /> 411 <br /> or when changes are made to existing landscape plans. <br /> Landscape plans shall be prepared by a registered <br /> landscape architect or other qualified individual <br /> as determined by the Community Development <br /> Department.The landscape plan shall be drawn to a scale <br /> of not smaller than 1 inch equals 50 feet.The locations <br /> and materials which are to be used in landscaping <br /> existing and proposed developments shall be clearly <br /> drawn and labeled on a landscape plan.The plan shall,at <br /> a minimum,show the following: <br /> a. Boundary lines of the property with accurate <br /> dimensions. <br /> b. Locations of existing and proposed buildings, <br /> parking lots,roads,and other improvements; <br /> c. Existing topography and proposed grading with <br /> contour intervals no greater than 2 feet; <br /> d. Location and diameter of trees and common names <br /> of existing trees and shrubs; <br /> e. Planting schedule containing symbols,quantities, <br /> common and botanical names,size of plant <br /> materials,and root condition; <br /> f. Planting details illustrating proposed locations of all <br /> new plant materials; • <br />
