CUMMINGS <br /> <br />WHEREAS, by Contract for Deed, dated March 31, 1975, <br />the City of Arden HillS, a statutory city under the laws of the <br />State of Minnesota, located in Ramsey County, Minnesota, <br />acquired from Marion R. Cummings, a widowed and unmarried woman, <br />for City purposes the following-described parcel of land in <br />Ramsey County, to-wit: <br /> <br />Subject to the rights of the public in Lexington <br />Avenue North and in State Trunk Highway No. 51-125, <br />the South One-Half (S 1/2) of the Southeast Quarter <br />(SE 1/4) of the Northeast Quarter (NE 1/4) of <br />Section 22, Township 30, Range 23 excepting there- <br />from the following described parcel: <br /> <br />Commencing at the Southeast (SE) corner of the <br />Northeast Quarter (NE 1/4) of said Section 22, <br />Township 30, Range 23; thence northerly along the <br />East line of said Section 22 a distance of 420 <br />feet to the point of beginning of the excepted <br />parcel; thence deflect SlooOO' to the West a <br />distance of 362.95 f,eet to a point; thence deflecting <br />48000' North westerly to a point on the North line <br />of said South One-Half (S 1/2) of the Southeast <br />Quarter (SE 1/4) of the Northeast Quarter (NE 1/4) <br />of said Section 22; thence easterly along said <br />North line to the Northeast (NE) corner of said <br />South One-Half (5 1/2) of the Southeast Quarter <br />(SE 1/4) of the Northeast Quarter (NE 1/4) of said <br />Section 22; thence southerly along the East line of <br />said Section 22 to the point of beginning and there <br />terminating. <br /> <br />. <br /> <br />WHEREAS, as part of the consideration for said Contract <br />for Deed, the City of Arden Hills agreed to payor abate the <br />balance of all special assessments, exclusive of installments of <br />special assessments payable with real estate taxes due and pay- <br />able in the year 1975, due against the above-described parcel of <br />land including the parcel excepted therefrom and retained by <br />Marion R. Cummings, which parcels prior to the execution of said <br />Contract for Deed were described for tax purposes as Dist. 25t <br />Plat 02200, Parcel 020-12 and 030-12, and <br /> <br />WHEREAS, said Parcels 020-12 and 030-12 are subject to <br />assessments heretofore placed thereon by the City of Arden Hills <br />in connection with the construction of Consolidated Sanitary <br />Sewer Improvement Nos. 12 and 13 and Water Improvement 72-\ and <br />
