City of Roseville <br /> ORDINANCE NO. 1415 <br /> AN ORDINANCE AMENDING SELECTED TEXT OF SECTION 1005.02 (DESIGN <br /> STANDARDS)AND SECTION 1005.07(COMMUNITY MIXED-USE DISTRICT) OF TITLE 10 <br /> "ZONING CODE"OF THE CITY CODE <br /> THE CITY OF ROSEVILLE ORDAINS: <br /> SECTION 1. Purpose: The Roseville City Code is hereby amended as follows to <br /> complete the zoning requirements for the portion of the Community Mixed Use District known <br /> as Twin Lakes Sub-Area 1 and to make minor changes in other sections to eliminate potentially <br /> conflicting code requirements. <br /> SECTION 2. Section 1005.02 is hereby amended as follows: <br /> 1005.02 Design Standards <br /> B. Entrance Orientation: Where appropriate and applicable,primary building entrances shall be <br /> oriented to the primary abutting public street.Additional entrances may be oriented to a <br /> secondary street or parking area. Entrances shall be clearly visible and identifiable from the street <br /> and delineated with elements such as roof overhangs, recessed entries, landscaping, or similar <br /> design features. <br /> I. Garage Doors and Loading Docks: Loading docks, refuse,recyclables, and/compactors shall be <br /> located on rear or side facades and,to the extent feasible, garage doors should be similarly <br /> located. Garage doors of attached garages on a building front shall not exceed 50%of the total <br /> length of the building front. Where loading docks,refuse, recyclables, and/or compactors abut a <br /> public street frontage, a masonry screen wall comprised of materials similar to the building,or as <br /> approved by the Community Development Department, shall be installed to a minimum height to <br /> screen all activities. <br /> SECTION 3. Section 1005.07 is hereby amended as follows: <br /> 1005.07 Community Mixed-Use (CMU) District <br /> A. Statement of Purpose: The Community Mixed-Use District is designed to encourage the <br /> development or redevelopment of mixed-use centers that may include housing, office, <br /> commercial,park, civic, institutional, and open space uses. Complementary uses should be <br /> organized in 3 cohesive districts in which mixed-or single-use buildings are connected by streets, <br /> sidewalks and trails, and open space to create a pedestrian-oriented environment. The CMU <br /> District is intended to be applied to areas of the City guided for redevelopment or intensification. <br /> B. Regulating Plan: The CMU District must be guided by a regulating plan for each location where <br /> it is applied.A regulating plan uses graphics and text to establish requirements pertaining to the <br /> following kinds of parameters.
