<br />EXTRACT OF MINUTES OF MEETING OF THE <br />CITY COUNCIL OF THE CITY OF ROSEVILLE <br /> <br />Pursuant to due call and notice thereof, a regular meeting of the City Council of the City of <br />Roseville, County of Ramsey, Minnesota, was duly called held at the City Hall on Monday, the <br />25th day of September, 2000, at 6:30 P.M. <br /> <br />The following members were present: Maschka, Wiski, Goedeke, Mastel, Kysylyczyn <br />and the following were absent: None <br /> <br />Council Member Goedeke introduced the following resolution and moved its adoption: <br /> <br />RESOLUTION NO. 9814 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR TED <br />BRAUSEN/CROIX OIL COMPANY TO CONSTRUCT A 2,000 SQUARE FOOT CAR <br />WASH ONTO THE REAR OF THE GAS STATION STRUCTURE AT 2151 DALE <br />STREET NORTH (PF3253). <br /> <br />WHEREAS, Ted Brausen and Croix Oil Company have requested approval to construct a <br />40 foot by 50 foot (2,000 square foot) addition onto the rear (south side) of the gas station at <br />2151 Dale Street North; and <br /> <br />WHEREAS, Section 1005.05C4 requires commercial auto washing to receive a <br />conditional use permit; and <br /> <br />WHEREAS, The development proposal meets the criteria of Section 1013.01.D of the <br />Roseville Zoning Code. Specifically, the proposed car wash will not generate additional parking <br />demand for the site. The proposal will generate a moderate increase in vehicle traffic due to the <br />addition of the car wash. The applicant estimates the car wash will add about 15% to his <br />business traffic; and <br /> <br />WHEREAS, the proposed car wash will not create the need for additional public <br />facilities. The City has the capacity to provide the water necessary for the car wash through an <br />existing 16 inch pipe serving the site. There is capacity in the 12 inch sanitary sewer to handle <br />the expected waste car wash water; and <br /> <br />WHEREAS, with proper exterior building treatment, the building will not have an impact <br />on surrounding property or values. Material will match the existing materials and trim in color, <br />texture and or material (if available). Color impregnated block, brick, or other masonry material <br />are required; and <br />
