Planning File 3619:Request by Lucian Vittori, 2225 Fernwood street, for a <br /> <br />27 <br />Variance to Section 1004.016 (Residential Dimensional Requirements – Front <br />28 <br />Yard Setback) of the Roseville City Code to allow construction of an attached <br />29 <br />garage addition. <br /> <br />30 <br /> <br />31 <br />Chair Bakeman opened the hearing and requested staff to provide a verbal summary of the report <br />32 <br />dated March 2, 2005. <br />33 <br /> <br />34 <br />City Planner Thomas Paschke explained Sandra & Lucian Vittori have submitted a proposal to <br />35 <br />construct a 22 foot by 21 foot (462 sq. ft.) addition on to the front of the existing attached garage. <br />36 <br />The existing home is set back 30 feet from the property line along Fernwood Street and the <br />37 <br />current attached garage is set back an estimated 45 feet. <br />38 <br /> <br />39 <br />The proposal to construct an addition to the attached garage 22 feet in depth would place the <br />40 <br />structure 23 feet from the front property line requiring a 7 foot Variance to Section 1004.016. A <br />41 <br />Setback Permit can only be permitted for a structure that encroaches 6 feet or less into the 30 foot <br />42 <br />required front yard setback. <br />43 <br /> <br />44 <br />The parcel has a maximum impervious coverage allowance of 3,225 sq. ft.; a current coverage of <br />45 <br />3,540 sq. ft.; and a proposed coverage of 3,540 sq. ft. The current and proposed 315 sq. ft. <br />46 <br />overage requires a Variance to Section 1004.01A6. <br />47 <br /> <br />48 <br />The Staff recommends approval of a 315 sq. ft. Variance to Section 1004.01A6 (Maximum Total <br />49 <br />Surface Area) and a 7 foot Variance to Section 1004.016 (Residential Dimensional Requirements <br />50 <br />– Front Yard Setback) of the Roseville City Code to allow the construction of a 462 sq. ft. <br />51 <br />attached garage 23 feet from the front property line adjacent to Fernwood Street, based on the <br />Page 1 of 6 <br /> <br />
