Public Hearings:
25

26
Planning File 3695:
a. Request by Robert Monroe, 1957 Western Avenue.
27

28
Chair Bakeman opened the hearing and requested the City Planner Thomas Paschke and Dennis
29
Welsch to provide a verbal summary of the project report dated December 7, 2005. Mr. Welsch
30 Robert Monroe seeks approval of a 3’-4” driveway setback VARIANCE to
explained that
31 Section 1004.016 of the Roseville City Code to allow for the correction and the extension
32 of his paved driveway to within 1’-8” of the side property line, located at 1857 Western
33 Avenue.
34
35 The Monroe lot is a pre-existing 12,632 s.f. parcel, 50 feet wide. The house was built in
36 1940, before Roseville was a city. Drainage runs from north to south on to his driveway
37 from a high spot in the neighbor’s yard. Water then pools on the driveway and runs
38 toward the house. The driveway has cracked in numerous places. In order to correct this
39 problem, Mr. Monroe proposes to remove 41 feet of the original driveway, install new
40 gravel subsurface, and then repave the 41’driveway area with asphalt. The total asphalt
41 re-pavement would be approximately 425 s.f.
42
43 The adjoining neighbors (Gene Baran, 1865 Western) have verbally supported the
44 Monroes in their request.
45
46 The City Planner has reviewed this situation and determined there is justification (as per
47 the project report of December 7, 2005) for granting a VARIANCE to Section 1004.016
48 of the Roseville City Code.
