September 8, 2003

Ann A. Slifer and James Marsden
2910 Arona Street
Roseville, Mn. 55113

RE: Setback Permitfor Driveway and Garage Addition (PF 3515).

Dear Ms. Slifer and Mr. Marsden:

On Thursday, September 4,2003, the City of Roseville Development Review Committee (DRC)
held the hearing regarding your request to use a 3' -0" setback along your north property line and
a 2' -0" setback for the accompanying driveway for the new garage. The DRC recommended
approval of the Setback Permit for this issue.

The purpose of this letter is to inform you that I concur with the reasoning set forth by the DRC
and have approved your Setback Permit. I also concur with the DRC conditions attached to the
Setback Permit, which conditions stipulate that:

~ Property irons along the north and east property line must be staked and the
property line easily identified in the areas where the structure and driveway will be
built.

~ Gutters must be installed on the garage to properly direct roof drainage away from
neighboring property, allowing water to run to west and south.

~ Protect the north and east property line with erosion control fence.

~ The roof soffit may be a maximum of 1 foot along the north side of the garage.
creating no more than a 1 feet overhang from the building wall.

~ Submittal of a scaled site plan with the building permit and/or excavation/footing
and foundation application that indicates how the parcel's drainage will be handled.

~ Exterior materials to be matching or complimentary in color and/or texture.

1
