Ban-Con, Inc. request for amendment to their Planned Residential
Deve lopment in R-3A zone at 200 West Grar dview Avenue

Presentation

Mr. Ted Glasrud, President of Ban-Con, Inc., presented the amendment that they are request-
ing to their Planned Residential Development at 200 West Grandview Avenue approved by the
Village Council some two years ago. Mr. Glasrud indicated that the original plan called
for five or six apartment buildings and he is now suggesting that one large apartment
building be constructed in the R-3A zoned area. He stated that this would be the only
change that he was requesting in their Planned Residential Development. He stated that
the original plan called for 208 units in the apartment project and he is now proposing
to develop 196 units.

Discussion

There was a question over ~e open space land in the project that presently has a pond on
it. Mr. Glasrud was questioned as to whether or not he was willing to dedicate and
improve this park land and then present it to the Village. He stated that he would prefer
to keep this land at this time due to financing problems, but that he would be willing to
grant an easement for ponding purposes once the project had been approved. He indicated
that he was quite willing to work with the Village in the development of their part of
the park as soon as his project could be completed. It was stated that the grading of the
entire park area should be accomplished at one time and a coordinated development of the
park should be accomplished between the Village-owned park and that which Ban-Con presently
owns. There was no one in the audience who spoke on behalf of this project.

Recommendation

Demos Moved, Edlund Seconded, that we recommend that the request by Ban-Con, Inc. for
amendment to their planned residential development in R-3A zone at 200 West Grandview
Avenue be approved.
