Call to Order <br />Acting Chair Daniel Boerigter called to order the Variance Board meeting at 5:30 p.m. and <br />reviewed the role and purpose of the Variance Board. <br /> <br />2. Roll Call & Introductions <br />Community Development Director John Stark called the Roll. <br /> <br />Members Present: Acting Chair Boerigter; and Commissioners Jim Doherty and Joe Wozniak. <br /> <br />Staff present: Community Development Director John Stark and Associate Planner Bryan <br />Lloyd. <br /> <br />3. Public Hearings <br /> <br />a. PLANNING FILE 07-015 <br />VARIANCE to Roseville City <br />Request by Bruce Lindberg, 1213 Burke Avenue, for a <br />Code,§1004 (Residential Districts) <br /> to allow a principal structure encroachment into <br />the required corner side-yard setback from the lot line adjacent to Fernwood Street. <br /> <br />Acting Chair Boerigter opened the Public Hearing for Planning File 07-015. <br /> <br />Associate Planner Bryan Lloyd reviewed the request to allow construction of an <br />enclosed entryway at 1213 Burke Avenue, noting that with the location of the existing <br />house, the proposed addition would encroach ten feet (10’) into the required thirty-foot <br />(30’) setback. Mr. Lloyd noted that the existing house was found to have a setback of <br />twenty-seven feet (27’) from the Fernwood Avenue property line, three feet (3’) shy of <br />Code requirements; and a variance would be required because the proposed 6.5 foot <br />addition would further reduce the setback to approximately twenty feet (20’). Mr. <br />Lloyd noted that the current setback from Fernwood Avenue appears to be a legal, <br />non-conforming condition, since the Fernwood Avenue right-of-way overlaps the <br />western three feet (3’) of the lot as indicated by the legal description of the property. <br /> <br />
