EXTRACT OF MINUTES OF MEETING OF THE <br />VARIANCE BOARD OF THE CITY OF ROSEVILLE <br />Pursuant to due call and notice thereof, a regular meeting of the Variance Board of the City of <br />Roseville, County of Ramsey, Minnesota, was held on the 7th day of April, at 5:00 p.m. <br />The following members were present: Blank, Bakeman and Stone. <br />and the following were absent: None <br />Variance Board Member Bakeman introduced the following resolution and moved its adoption: <br />VB RESOLUTION NO. 1 <br />A RESOLUTION APPROVING A 304 SQ. FT. VARIANCE TO SECTION 1004.01A6 <br />AND A 2 FOOT VARIANCE TO SECTION 1004.01E OF THE ROSEVILLE CITY <br />CODE FOR STEVE HANON, 2458 SHELDON AVENUE (PF3554) <br />WHEREAS, Steve Hanon has requested a VARIANCE to Section 1004.O1A6 (Maximum <br />Total Surface Area) and a VARIANCE to Section 1004.01E (Exception) of the Roseville City <br />Code to allow an expansion of an existing attached garage; and <br />WHEREAS, the Hanon parcel is located at 2458 Sheldon Avenue, and legally described <br />as: <br />Lot 11, except the North 177 feet and Lot 10, except the south 83 feet, <br />Block 2, Husby's Northview. <br />PIN 19-29-2324-0029 <br />WHEREAS, 1004.O1A6 affords each single family residential property in Roseville an <br />impervious coverage of 30%; and <br />WHEREAS, the Hanon parcel has been determined be 10,488 sq. ft. in size and having an <br />impervious coverage allowance of 3,146 sq. ft.; and <br />WHEREAS, the current coverage on the Hanon parcel has been determined to be 3,265 <br />sq. ft. or 31% and the proposed improvements would encompass 3,450 sq. ft. or 33%; and <br />WHEREAS, Section 1004.01E establishes a predominant setback for homes built before <br />May 21, 1959 that exceed the required front yard setback established in Title 10 (30 feet); and <br />WHEREAS, t11e Hanon home has a predominant front yard setback regulated under <br />Section 1004.01E of 40 feet; and <br />WHEREAS, the proposed improvement would encroach 2 feet into the required <br />predominant front yard setback of 40 feet; and <br />
