Because the drive -up window is an existing feature of the site, this section of the Code is not <br />applicable to this application. <br />Section 1325 General Regulations <br />A. Landscaping and Tree Preservation Section 1325.05 Subd. 1 and 1325.055 <br />Landscaping and Tree Preservation Plans were submitted by the applicants and are included <br />in Attachment B. <br />Caliper Inches Required Exceeds Requirements <br />Based on the square footage of the proposed buildings the City Code requires 14 caliper <br />inches of trees to be planted; however, existing and preserved trees on the site are permitted <br />to count towards this requirement. 146 caliper inches of significant trees are proposed to <br />remain on site. Because more than 14 caliper inches of trees are being preserved, this <br />requirement has been met. <br />Tree Size and Selection Meets Requirements <br />The tree sizes and selection of species meets the requirements of the Code. <br />Trees along Street Frontage Flexibility Requested <br />City Code requires that a minimum of one tree be planted along the right of way for every 40 <br />feet of street frontage. The property has 195 feet of frontage, which would require five trees <br />to be planted. Two trees already exist along the County Road E frontage. Due to the grade <br />changes in this area and the City's anticipated bridge and sidewalk construction, staff would <br />recommend that this requirement be waived and that the trees be planted elsewhere on the <br />site. <br />Perennials and Shrubberies Exceeds Requirements <br />City Code requires that at least ten percent of the total landscaped area shall be covered with <br />perennials and /or shrubbery. Code requires 1,325 square feet of perennials and shrubbery. <br />The applicant is proposing 3,500 square feet, an excess of 2,175 square feet. <br />Planting Islands Flexibility Requested <br />City Code requires that at least ten percent of the parking area be occupied by planting <br />islands that are at least 150 square feet in size and have at least one tree. The Code requires <br />1,604 square feet of parking lot islands. The proposed application shows 1,437 square feet, a <br />deficit of 167 square feet. <br />Tree Preservation Flexibility Requested <br />124 caliper inches of the 270 existing caliper inches of significant trees are proposed to be <br />removed. This requires the replacement of 49 caliper inches of trees. The proposed plan <br />indicates that 39 caliper inches of trees will be replaced. This equates to a deficit of ten <br />caliper inches of trees.
