Zoning Regulations <br />Section 1320 District Provisions <br />A. Lot Size, Building Coverage, and Landscaping Meets Requirements <br />While the amount of impervious coverage is increasing, the project would still exceed the <br />minimum requirements for landscaped area and hard cover. <br />B. Height Meets Requirements <br />The maximum height for buildings in the B2 District is 50 feet. The proposed building <br />would not exceed this height. <br />C. Setbacks Flexibility Requested <br />The minimum setbacks in the B2 District are 20 feet in the front and rear and 10 feet in the <br />side yards. The proposed building would exceed these requirements. However, the design <br />standards for the B2 District require that at least 50 percent of the primary building be built <br />to the front setback line of 20 feet. Because the drive -thru aisle wraps around the entire <br />building it is not possible for this requirement to be met. The existing building is setback 85 <br />feet from the front property line. The primary building would be setback 48 feet from the <br />County Road E property line. The proposed plan would move the building closer to County <br />Road E, which is a stated goal of the Guiding Plan. <br />D.
