ARDEN HILLS PLANNING COMMISSION—December 8,2010 3 <br /> 3.A. Presbyterian Homes Tax Increment Financing Resolution (continued) <br /> presented in the December 8, 2010, Memo to the Planning Commission. The motion <br /> carried (5-1). <br /> Ayes: Chair Larson, Commissioners,Modesette, Thompson, Holewa, and Reiff <br /> Nays: Commissioner Scott <br /> B. Planning Case 10-011; Zoning Code Amendment—Public Hearing <br /> City Planner Beekman stated this planning case was to amend Sections 1305 and 1320 of <br /> the Zoning Code to reconcile the recently adopted TCAAP zoning regulations with the <br /> regulations that pertain to the rest of the City. Staff is proposing to update the City's <br /> Land Use Chart, Planned Unit Development Process, and Definitions sections of the <br /> Zoning Code to align with the TCAAP regulations. She outlined the changes proposed in <br /> Section 1305.04, Section 1305.06, Section 1320.14, Section 1320.06, and Section <br /> 1320.05. <br /> Chair Larson opened the floor to Commission questions. <br /> Commissioner Holewa asked what the difference is in the Zoning for Northwestern <br /> College and Bethel University. <br /> • City Planner Beekman explained Northwestern College is zoned RI and operates under a <br /> PUD and Bethel University operates under a CUP. Bethel University is more closely <br /> bound by the City Codes. The two locations were zoned several years ago and the exact <br /> reasons for this could not be determined. <br /> Chair Larson stated in Attachment B,page I of 65, Section 1320.02, the MR and MB <br /> Districts are not mentioned. He asked if this was an oversight. <br /> City Planner Beekman explained this had been an oversight and these two Districts <br /> should be mentioned in this section. <br /> Chair Larson opened the public hearing at 6:47 p.m. <br /> There being no public input Chair Larson closed the public hearing at 6:48 p.m. <br /> Commissioner Holewa moved, seconded by Commissioner Reiff to Approve <br /> Planning Case 10-011 Amending Sections 1305.04 and 1320 of the City's Zoning <br /> Code as Presented in the December 8, 2010, Planning Case Report. The motion <br /> carried unanimously (6-0). <br /> UNFINISHED AND NEW BUSINESS <br /> • None. <br />
