1325.01 Accessory Structures <br />Subd. 1 Time of Construction. No accessory structure shall be constructed on any <br />lot prior to the time of construction of the principal structure to which it <br />is accessory. <br />Subd. 2 Height <br />A. R -1, R -2, and R -3 Districts. Accessory structures in the R -1, R -2, <br />and R -3 Districts shall not exceed fifteen feet in height or the height <br />of the principal structure to which it is accessory, whichever is lower. <br />B. All Other Districts, Accessory structures in all other Zoning Districts <br />shall not exceed the height of the principal structure to which it is <br />accessory. <br />Subd. 3 Location. Accessory structures in the R -1, R -2, or R -3 District shall not <br />be located nearer the front lot line than the front yard setback line for the <br />principal structure to which it is accessory. Accessory structures as <br />permitted and regulated in this Code may be located within the rear yard <br />of the principal structure in the R -1 and R -2 Districts. <br />Subd. 4 Size <br />A. R -1, R -2, and R -3 Districts. <br />1. Accessory structures associated with residential uses shall not <br />exceed seven hundred and twenty -eight (728) square feet in floor <br />area. Accessory structures associated with non residential uses <br />shall not exceed two thousand one hundred eighty -four (2,184) <br />square feet in floor area; and, <br />2. The total floor area of accessory structures located in the rear of a <br />principal structure, the total floor area of all such accessory <br />structures shall not exceed twenty -five (25) percent of the <br />minimum required rear yard area for the principal structure; and <br />3. No more than two (2) accessory structures shall be permitted on a <br />lot. <br />B. All Districts. Accessory structures in all zoning districts shall not <br />cause the property to exceed any of the regulations of the underlying <br />Zoning District in Section 1320. <br />Subd. 5 Permanent Accessory Structures. <br />A. Site Plan Review. Permanent accessory structures in any district <br />except residential uses in the R -1, R -2, and R -3 Zoning Districts, and <br />on through lots in the R -1, R -2, and R -3 Zoning Districts, shall be <br />subject to Site Plan Review and Council approval. <br />B. Exterior Finish. The exterior finish of accessory structures shall be <br />compatible in appearance and material used with the principal <br />structure served by the accessory structure except as provided for in <br />Chapter 1325.01 Subd 5.0 of this code. <br />C. Membrane Structures. Membrane Structures (as that term is defined <br />in the International Building Code) may be permitted in the B -1, B -2, <br />
