-ii DEN HILLS <br />MEMORANDUM <br />DATE: January 5, 2011 PC Agenda Item 3.A <br />TO: Planning Commission <br />FROM: Meagan Beekman, City Planner <br />SUBJECT: Planning Case #11-001 This application requires a PUBLIC HEARING <br />Applicant: McDonald's, USA LLC <br />Property Location: 1313 County Road E <br />Request: Master and Final Planned Unit Development <br />Requested Action <br />The applicant is requesting approval of a Master and Final Planned Unit Development (PUD) to <br />demolish the existing McDonald's restaurant at 1313 County Road E and reconstruct a new one <br />in its place. <br />Background <br />The existing McDonald's restaurant at 1313 County Road E was originally constructed in 1974 <br />through a site plan review process. A drive -thru window addition was completed in 1983, and a <br />second addition was completed in 1989 that included office space and a second drive -thru <br />window. At this time, the applicants are proposing to demolish the existing building and <br />reconstruct a new McDonald's restaurant in its place. The parking and drive -thru configuration <br />would also be modified under the proposed plan. <br />The property is located within the B2 General Business District. In October 2008, the City <br />adopted the Guiding Plan for the B2 District along with design standards within the Zoning <br />Code. The Guiding Plan outlines the vision for the B2 District and details guidelines for new <br />development in this area.
