See page <br />10 of the full report. <br />Estimated Replacement Cost: <br />Estimated Cost to Correct Bailding Code Deficiencies: <br />Percentage of Replacement Cost: <br />$3,350,776 <br />$774,7$5 <br />23% <br />Description of Condition Deficiencies <br />Mirinesota Statutes, Section 469.174, Subdivision 10, states ihat a building is Structurally Substandard if it <br />contains "defects in structural elements or a combination of deficiencies in essential �tilities and faciiities, light <br />and ventilation, fire pro�ection including adequate egress, layout and conditian of interior parti#ions, or similar <br />factors, which defects or deficiencies are of sufficient total significance to jus�ify substantial renovation or <br />CI earance." <br />A. Defects in Structural Elements <br />1. Half af the membrane roof requires replacement. <br />B. Comhination of De�ciencies <br />1. Esser�tial Utilities and Facilities <br />a. The existing bathrooms in each unit are too small to meet ADA requirements. <br />2. Li ht and Ventilatian <br />a. Upgrade from window air conditioning anits. <br />3. Fire Protection/Adequate Egress <br />a. Replace one eievator to meet current elevator code. <br />b. Wheel chairs stored in corridors due to lack of space in rooms. <br />c. Remodel front entrance and at least one rear entrar�ce for accessibility. <br />d. Install new fire alarm system. <br />e. Tnstall new sprinkler system. <br />4.
