future Master PUD review. <br /> C. Density -Flexibility requested: <br /> The maximum density for housing in the B-2 District is 20 units per acre. With the <br /> proposed subdivision, Lot 1 would be 5.985 acres in size. 153 units on that parcel would <br /> create a density of 25.6 units per acre. If a portion of units in the building were converted <br /> to one or two bedroom units this would reduce the project density. <br /> Section 1325— General Regulations <br /> A. Landscaping and Tree Preservation Section 1325.05 Subd. 1 and 1325.055 <br /> Caliper Inches Required-Exceeds requirements <br /> A Landscaping Plan submitted by the applicant is included in Attachment C. Based on <br /> the square footage of the proposed buildings the City Code requires 325 caliper inches of <br /> trees to be located on site;however, existing and preserved trees on the site are permitted <br /> to count towards this requirement. There are currently 490 caliper inches of trees on site. <br /> In addition,the applicants are proposing to plant an additional 47 caliper inches of trees <br /> on site. No trees are proposed to be removed at this time; however, it is likely that trees <br /> will need to be removed with the development of Lot 2. The specific tree replacement <br /> requirements will be calculated with the application for the development of Lot 2. <br /> Trees along Street Frontage—Exceeds requirements <br /> City Code requires that a minimum of one tree be planted along the right of way for <br /> every 40 feet of street frontage. Lot 1 has 580 feet of frontage, which would require 14 <br /> trees to be planted. Their plan proposes 14 street trees with an additional 13 to be planted <br /> elsewhere on site. Additional street trees will be required with the development of Lot 2. <br /> Perennials and Shrubberies—Exceeds requirements <br /> City Code requires that at least ten percent of the total landscaped area shall be covered <br /> with perennials and/or shrubbery. Code requires 7,860 square feet of perennials and <br /> shrubbery. The applicant is proposing 8,571 square feet. <br /> Planting Islands—Exceeds requirements <br /> City Code requires that at least ten percent of the parking area be occupied by planting <br /> islands that are at least 150 square feet in size, edged in concrete curb, and have at least <br /> one tree. Based on the proposed parking lot size, City Code would require 5,357 square <br /> feet of parking lot islands. The applicant is proposing 5,905 square feet.
