Tree Selection—Meets requirements The selection and size of trees that will be provided on site meet the requirements of the Code. B. Design Standards— Section 1325.05 Subd. 8 Because Lot 1 has already been developed,the majority of the design standards that pertain to the B-2 District are not applicable to this proposal. That being said,there are certain aspects of the design standards that do apply to this particular application in regards to Lot 1. Lot 2 will be evaluated at the time that a proposal for development is submitted. Site Furnishings and Seating Areas—Flexibility requested It does not appear from the plans that site furnishings or an outdoor gathering space of any kind is being provided. Parking—Meets requirements Parking is currently located to the rear of the building, which complies with the design standards for the B-2 District. The Code also requires concrete curb and gutter around the periphery of all parking lots, access roads, and parking lot islands. This requirement is met by the proposed plans. Lighting—Cannot be determined by submitted plans No lighting plan was submitted with the proposed plans. The Ramsey County Sheriff has recommended that three foot candles of illumination be provided across the entire : parking lot surface. Pedestrian and Bicycle Circulation—Meets requirements The applicant is proposing six-foot concrete sidewalks with a six-foot boulevard adjacent to County Road E and Lexington Avenue the length of both Lots 1 and 2, as is required by Code. Bike racks would be located on the interior of the building. C. Parking— Section 1325.06—Exceeds requirements The applicant is proposing 262 parking stalls on Lot 1.
