Plan Evaluation <br /> 1. Zoning Regulations <br /> Multiple-family dwellings are permitted in the B-2 District through a PUD process. This <br /> application is for the reuse of a former hotel into a multiple-family dwelling building. The <br /> application is unique because the request is regarding the use of a building and site that are <br /> already developed. The typical evaluation as to whether or not the proposed plan meets the <br /> minimum requirements of the Zoning Code is more difficult given that there are certain <br /> aspects of the site that cannot reasonably be altered, such as the setbacks of the building. <br /> That being said there are certain reasonable improvements that can be required for the <br /> property given the nature of the PUD process. <br /> Lot 2 has been presented as a conceptual site plan and is not being reviewed at this time. At <br /> the time Lot 2 is actually developed, an approved Master and Final PUD will be necessary to <br /> evaluate the details of the development plan. <br /> Section 1320.06—District Requirements Chart <br /> A. The proposed redevelopment meets or exceeds both of <br /> these requirements. <br /> B. Setbacks -Meets requirements: <br /> The Zoning Code requires a 20-foot front yard setback for at least 50% of the building <br /> fronting County Road E in the B-2 District. The minimum setbacks in the B2 District are <br /> 20 feet in the front and rear and 10 feet in the side yards. The existing building exceeds <br /> the side and rear setback requirements, and is set back 60 feet from the front property <br /> line. The conceptual building shown on Lot 2 meets the minimum setbacks.
