indicates that it is possible for the property to comply with setbacks when it is ultimately
developed; however, the exact placement of the building on Lot 2 will be determined by a
future Master PUD review.
C. Density—Meets Requirements:
The maximum density for housing in the B-2 District is 20 units per acre. With the
proposed subdivision, Lot 1 would be 5.985 acres in size, which would allow up to 120
units. The proposal is for 120 units.
Section 1325— General Regulations
A. Landscaping and Tree Preservation- Section 1325.05 Subd. 1 and 1325.055
Caliper Inches Required—Exceeds requirements
A Landscaping Plan submitted by the applicant is included in Attachment F. Based on
the square footage of the proposed buildings the City Code requires 325 caliper inches of
trees to be located on site; however, existing and preserved trees on the site are permitted
to count towards this requirement. There are currently 490 caliper inches of trees on site.
In addition, the applicant is proposing to plant an additional 47 caliper inches of trees on
site. The specific tree replacement
requirements will be calculated with the application for the development of Lot 2.
Trees along Street Frontage—Exceeds requirements
City Code requires that a minimum of one tree be planted along the right of way for
every 40 feet of street frontage. Lot 1 has 580 feet of frontage, which would require 14
trees along the street. The plan proposes 14 street trees with an additional 13 to be
planted elsewhere on site. Additional street trees will be required with the development
of Lot 2.
Perennials and Shrubberies— Cannot be determined by submitted plans
City Code requires that at least ten percent of the total landscaped area shall be covered
with perennials and/or shrubbery. For this particular project, the Code requires 7,860
square feet of perennials and shrubbery. On the applicant's submitted plans 8,571 square
feet are proposed; however, it is not clear if these will be new plantings or if the applicant
is suggesting that existing perennial planting beds meet this requirement.
