These areas would need to be <br /> converted to perennial plantings in order to meet the requirement of the Code. <br /> Planting Islands—Exceeds requirements <br /> City Code requires that at least ten percent of the parking area be occupied by planting <br /> islands that are at least 150 square feet in size, edged in concrete curb, and have at least <br /> one tree. Based on the proposed parking lot size, City Code would require 5,357 square <br /> feet of parking lot islands. The applicant is proposing 5,905 square feet. All of the <br /> proposed islands would meet the size and tree specifications of the Code. <br /> Tree Selection—Meets requirements <br /> The selection and size of trees that will be provided on site meet the requirements of the <br /> Code. <br /> B. Design Standards— Section 1325.05 Subd. 8 <br /> Because Lot 1 has already been developed, the majority of the design standards that <br /> pertain to the B-2 District are not applicable to this proposal. That being said, there are <br /> certain aspects of the design standards that do apply to this particular application in <br /> regards to Lot 1. Lot 2 will be evaluated at the time that a proposal for development is <br /> submitted. <br /> The purpose of the B-2 Design Standards is to promote a high level of architectural, <br /> landscaping, and site design in the District. The City seeks to create a unified, <br /> harmonious, and high-quality environment to foster a distinct,positive, and successful <br /> image of the City. <br /> Site Furnishings and Seating Areas- Cannot be determined by submitted plans <br /> An outdoor grilling area has been indicated on the plans; however, the applicant has not <br /> included details on the layout of the site furnishings or seating areas. The Zoning Code <br /> requires benches and decorative plantings near the primary entrances of the building, and <br /> that seating areas be included as part of the grilling area. <br /> Parking—Meets requirements <br /> Parking is currently located to the rear of the building, which complies with the design <br /> standards for the B-2 District. The Code also requires concrete curb and gutter around <br /> the periphery of all parking lots, access roads, and parking lot islands. This requirement <br /> is met by the proposed plans.
