ARDEN HILLS CITY COUNCIL—MAY 29, 2012 t0 <br /> Mayor Grant explained this side of the building was considered "plain" when it was first <br /> approved by the Council. He noted the drive-thru did break up the side of this building. He <br /> questioned how the applicant would allot its signage given the 718 square foot stipulation. <br /> Mr. Paquay stated he would reduce the pharmacy sign by 54 square feet along with the <br /> eliminating the word"Discount" from the Cub Discount Liquor. <br /> Councilmember Holden requested clarification on the proposed size of the drive-thru pharmacy <br /> overhang. She expressed concern with the size of the overhang given the size of the building. <br /> Mr. Paquay stated the overhang would be 30 feet by 18 feet and 10 feet off the ground. <br /> Councilmember Holden asked what the applicant would do with the current lighting. <br /> Mr. Paquay explained the existing lighting would be removed and replaced with three or four <br /> downcast lights. <br /> Councilmember Holmes indicated she was in favor of the pharmacy signage as presented by the <br /> applicant. <br /> MOTION: Councilmember Holden moved and Councilmember Holmes seconded a <br /> motion to approve Planning Case 12-008 a Planned Unit Development <br /> Amendment at 3717 Lexington Avenue based on the findings of fact and the <br /> submitted plans with the following conditions: <br /> 1. The applicant shall continue to abide by the conditions of approval listed <br /> in Conditional Use Permit (#02-018) and any other approved permits. <br /> 2. The proiect shall be completed in accordance with the plans submitted as <br /> amended by the conditions of approval. Any significant changes to these <br /> plans, as determined by the City Planner, shall require review and <br /> approval by the Planning Commission. <br /> 3. The wall signage on the building shall not exceed 718 square feet. <br /> Councilmember Holden recommended an additional condition be added, Condition #4 stating: <br /> The applicant will eliminate the three parking spaces east of the drive-thru. <br /> AMENDMENT: Councilmember Holden moved to add Condition#4 stating: The. <br /> applicant will eliminate the three parking spaces east of the drive-thru. <br /> The motion failed for lack of a second. <br /> Councilmember Holmes questioned why the applicant proposed to keep these three parking <br /> stalls. <br /> Mr. Paquay commented the three parking spaces east of the drive-thru would assist in keeping <br /> the parking count up. He did not object to eliminating these spaces. <br />
