Swing, P.E. <br />DATE: May 2, 2012 <br />RE: Traffic Impact Analysis — Clarification Addendum <br />(Arden Hall Development) <br />RLK Project No. 2011-052-M <br />rob@davidsoncos. com <br />vswing@rlkinc. com <br />Per your request, this addendum addresses whether the reserve capacity accounted for in the City's <br />Traffic Impact Study prep�red by Spack Consulting for the Guiding Plan %r the B2 District is adequate to <br />accommodate the propased uses. We have simplified the earlier traific impact analysis to focus solely on <br />the only two relevant areas: 1) The planned uses per the Guiding Plan for the B2 District; and 2) The <br />proposed uses for the site as discussed below. <br />• 120 Unit Apartmsnt Building (reuse of the Holiday Inn) <br />• 13,000 Squaxe Foot Specialty Retail <br />• 24,000 Square Foot Office <br />These uses were chosen for the analysis as they represent the best known information at this time. The <br />apartment count has been reduced from the amount listed in the original traffic study (from 150 units to <br />120 units), and the retail users within the McGuire's space have not been fully identified at this time; <br />however, they may include a combinatic�n of independent uses such as a bike shop and an in�urance store. <br />Also, while not part of the current site approval process, the Guiding_Plan for the B2 District considered <br />the site as a whole and included land use for Lot 2. The proposed use for Lot 2 reflects the demand <br />Davidson Campanies is fielding at this time for this property. <br />To simplify the discussion, we present the trip generation volumes listed in the Guidin� Plan for the B2 <br />District compared with the proposed land uses discussed above.
