be incorporated into the exterior of the site. <br /> Efficiency Apartments—Flexibility Requested <br /> The Zoning Code requires that the number of efficiency apartments in a multi-family <br /> building shall not exceed 15%. The proposed plan would have 28% of the units be <br /> efficiencies. The existing hotel building lends itself structurally to efficiency units, and <br /> the applicant is requesting flexibility on this item in order to allow at least 75 residential <br /> units to make the project financially feasible. <br /> Bicycle Parking—Meets Requirements <br /> The Zoning Code requires a minimum of.5 bicycle parking stalls for every unit. Secure <br /> bicycle parking, internal to the building, would be provided for at least 50 bicycles, <br /> which exceeds the City's minimum requirement. <br /> Window Treatments—Meets Requirements <br /> The Zoning Code requires all visible windows to be provided window coverings that are <br /> consistent throughout the building. The applicant has not indicated the window <br /> treatments that will be used in the building; however, a condition has been added related <br /> to this requirement. <br /> B. Landscaping and Tree Preservation- Section 1325.05 Subd. 1 and 1325.055 <br /> Caliper Inches Required—Exceeds requirements <br /> A Landscaping Plan submitted by the applicant is included in Attachment E. Based on <br /> the square footage of the proposed buildings the City Code requires 391 caliper inches of <br /> trees to be located on site; however,_existing_and preserved trees on the site-are-permitted- <br /> to count towards this requirement. There are currently 1,162 caliper inches of trees on <br /> site. In addition, the applicant is proposing to plant an additional 65.5 caliper inches of <br /> trees on site. No trees are proposed to be removed at this time. <br /> Trees along Street Frontage—Flexibility Requested <br /> City Code requires that a minimum of one tree be planted along the right of way for <br /> every 40 feet of street frontage. Based on the frontage of the property 18 street trees <br /> would be required. 13 street trees have been proposed.
