community vision for the site that has its roots in the Vento Plan, and was further <br />detailed during the Ryan Companies planning efforts. The City’s 2030 Comprehensive <br />Plan and zoning regulations mirror the mixed use concept that was developed through <br />past planning efforts. <br />The vision for the site has been firmly established. The City does not intend to begin the <br />process over, but rather build on the work that has already been done, while taking into <br />account current market conditions and transportation limitations around the site. <br />The draft PIP is consistent with the scope of work outlined in the RFP, including the estimated <br />number of public meetings. The City Council comments that were provided on May 28, 2013, <br />regarding additional public involvement events earlier in the process have been very helpful and <br />are incorporated into the draft document. Comments from the Joint Development Authority, <br />which reviewed the draft PIP on June 3, 2013, regarding clarification of the role of the City of <br />Arden Hills have also been incorporated. A memo from Kimley-Horn describing the changes is <br />attached. <br />Arepresentative from Kimley-Horn will be available to answer questions regarding the PIP.
