ARDEN HILLS CITY COUNCIL JULY 8, 2013 9 <br /> <br />Councilmember Holden <br /> recommended more trees be added to the east side of the building to <br />improve the landscaping plan and the appeal of this elevation. <br /> <br />Nick Roberts <br />, Roberts Management Group, 1851 Buerkle Road, White Bear Lake, explained that <br />decorative lighting would be placed on this elevation to assist in breaking up the length of the east <br />elevation. <br /> <br />Mayor Grant <br /> asked if the rear side of the building would have tenant signage. <br /> <br />Mr. Roberts <br /> stated that the intent is to have signage on both the front and rear elevations. <br /> <br />Councilmember McClung <br /> provided comment on the discussion held by the Planning <br />Commission regarding signage. He stated that because the tenants were not final, the signage <br />requirements were unknown. He then expressed concern with the landscaping plan stating <br />additional plantings were needed on the east elevation. He wanted to see vertical planters added. <br /> <br />Mr. Roberts <br /> indicated that he could add vertical vines and planters. <br /> <br />Councilmember McClung <br /> indicated that the caliper inches of trees was short at this time by <br /> <br />almost 20 inches. This shortfall could be made up in Phase II of the development. <br /> <br />Mr. Roberts <br /> commented that this has been considered as the Phase II property does have some <br />existing mature trees and an additional line of trees could be added to the central corridor. <br /> <br />Councilmember Holmes <br /> questioned where the 25% greenspace within this development was <br />located. <br /> <br />Community Development Intern Bachler <br /> explained that the greenspace within the development <br />included all grass, landscaped areas, and planters. He reviewed this in further detail with the <br />Council. <br /> <br />Councilmember Werner <br />questioned if the tenant leases took into account the Phase II build out <br />timeframe. <br /> <br />Mr. Roberts <br /> stated this would be taken into consideration as the new buildings were constructed. <br /> <br />Councilmember McClung <br /> asked if the applicant would support a condition requiring four <br />planters to the east building elevation. <br /> <br />Mr. Roberts <br /> commented that he would support this condition for approval. <br /> <br />Mayor Grant <br /> inquired when the sidewalks within the development would be completed. <br /> <br />Mr. Roberts <br />stated that the sidewalk along Lexington Avenue and Red Fox Road would be <br />completed in Phase I. He noted that the sidewalk would then be continued along Lexington <br />Avenue in Phase III. <br /> <br /> <br />
