The proposed development would increase this <br />number to 74,112 square feet (21.2 percent). A minimum of 20 percent of the lot area must <br />include landscaping. With the proposed development, the existing landscape coverage would be <br />reduced from 160,957 square feet to 104,588 square feet. The new landscaped area would be <br />equal to 29.9 percent of the lot. <br /> <br />The building and landscape coverage requirements are also met when the proposed development <br />site is evaluated independent of the larger property. The portion of the property that would be <br />developed for the retail store is approximately 77,000 square feet. Height Meets Requirements <br />The maximum height for buildings in the B-2 District is 50 feet. The proposed retail building <br />would be 25 feet at its highest point. <br /> <br />D. Setbacks Meets Requirements <br />The minimum setback for principal buildings in the B-2 District is 20 feet in the front and rear <br />yard, and 10 feet in the side yard. Since the property is a corner parcel with frontage on two <br />public streets, the proposed building would need to meet the 20 foot front yard setback <br />requirement along County Road E and Lexington Avenue.
