Section 1325 General Regulations

A. Landscaping Section 1325.05 Subd. 1

Minimum Caliper Inches Meets Requirements
The Zoning Code requires that a minimum amount of caliper inches be provided based on the
gross square footage of all buildings on a site. With the addition of the proposed building, the
total gross square footage on the property would equal 142,863. The caliper inches required is
calculated by dividing the gross building square footage by 320. In this case, 446.4 caliper inches
of trees are required for the entire property.

The Zoning Code allows existing trees on the site at the time of development to be used as a
credit against the minimum caliper inch requirement. There are 1,227.5 caliper inches of trees on
the site currently, which satisfies the minimum caliper inch requirement. The proposal, however,
includes the removal of 222 caliper inches of this total amount. An additional 53 caliper inches
of trees are required to be planted on the development site in order to satisfy the
Preservation Ordinance mitigation requirements.

Perennials and Shrubberies Exceeds Requirements
The Zoning Code requires that at least ten percent of the total landscaped area be covered with
perennials and/or shrubbery. A total of 10,459 square feet of plantings for the entire parcel is
required based on this provision. The applicant has proposed 17,142 square feet of perennial
plantings, or 16.4 percent of the total landscape coverage area. Of the landscape area proposed
for the retail building site, 2,642 square feet, or 13.1 percent, would be planted with perennials.

Perennial Plantings Perennial

(Percentage) Plantings (SF)

10% of total

Required landscaped area 10,459

Proposed (entire parcel) 16.4% 17,142

Development Site

(77,122 square feet)
13.1% 2,642

The landscape plan includes perennial flowers and several shrubs planted in the City gateway
sign easement at the southeast corner of the site.
