<br />Building Color Meets Requirements <br />The proposed building colors are beige, grey, and a muted red. The sliding doors used on the <br />loading dock area and donation center would be painted to match the color of the brick. <br /> <br />Window and Door Openings Flexibility Requested <br />For commercial buildings, at least 50 percent of the first level façade that fronts a public street <br />must be comprised of transparent windows or doors. In this case, the County Road E and <br />Lexington Avenue façades are required to meet this standard. At least 20 percent of all other <br />façades that are reasonably visible from the public right-of-way must include window or door <br />openings. On these façades, simulated windows may be used on service areas. This standard <br />would apply to the western and northern building façades. For the <br />County Road E façade, simulated windows are proposed for the lower two-thirds of the windows <br />to accommodate display areas within the store. The applicant has requested flexibility in the <br />transparent window area requirement for the southern façade in light of the additional window <br />transparency provided on the western façade. The design standards allow the City to grant a <br />proportional reduction in the transparent window requirement on a public street façade if <br />additional transparent glass is used on other sides of the building. <br /> <br />Site Furnishing and Seating Areas Flexibility Requested <br />Benches and decorative plantings are required near the primary entrance of all buildings. Two <br />planting beds are proposed on either side of the primary building entrance on the western side of <br />the building. No seating areas have been included on the proposed site plan. <br /> <br />Screening Meets Requirements <br />The City Code requires that trash equipment and containers be fully enclosed and integrated into <br />the architecture of the building. A trash compactor would be located within the screened loading <br />dock area and would not be visible to the public. Truck docks are required to face away from <br />public streets.
