Section 1325.055 Tree Preservation Meets Requirements A Tree Preservation Plan is required as part of an application for new building construction in any zoning district. Fifteen significant trees totaling 222 caliper inches will be removed from the eastern portion of the site where the development is planned. All told, there are 1,227.5 caliper inches of trees on the property. Approximately 65 of these caliper inches were planted on the property as part of the E Street Flats redevelopment project. Ordinance allows up to 10 percent of the total caliper inches of trees on a site to be removed before mitigation is required. In this case, the permitted removal amount would be 123 caliper inches. Since the proposal includes the removal of more trees than allowed by the Ordinance, replacement tree plantings are required. The mitigation rate is calculated by subtracting the permitted removal from the proposed removal and dividing by two. For the current proposal, 49.5 caliper inches of trees would need to be planted and the applicant has included 53 caliper inches. The following table outlines these numbers. Section 1325.06 Requirements for Parking, Loading and Circulation Location Meets Requirements The City Code requires that off-street parking spaces be located at least 20 feet from the right-of- way of any public street. Off-street parking on the proposed retail store site would be located a minimum of 30 feet from the right-of-way.
