<br />Appendix B <br />Estimated construction costs for the proposed improvements are itemized in , and are summarized in <br />Table 1 <br />, below. These cost estimates are based on public construction cost information. Since the consultant has no <br />control over the cost of labor, materials, competitive bidding process, weather conditions, and other factors affecting <br />the cost of construction, all cost estimates are opinions for general information of the client, and no warranty or <br />guarantee as to the accuracy of construction cost estimates is made. It is recommended that costs for project <br />financing should be based on actual competitive bid prices with reasonable contingencies. <br />Table 1. Summary of Estimated Costs <br /> <br />Note: All estimates indicated include total project costs (contingencies, engineering and other professional services, <br /> <br />construction administration, etc.). Right-of-way acquisition costs are not included. <br />Because the majority of the project involves improvements to County Road E, Ramsey County’s cost participation <br />policy applies to those road improvements west of Lexington Avenue (Item #2, above). The City would have no <br />cost participation in those road improvements east of Lexington Avenue (Item #4, above), as they are outside of the <br />City limits. Mn/DOT cost participation is also expected for the proposed signal system improvements at the <br />intersection of County Road E and Connelly Street, in association with Mn/DOT’s northbound T.H. 51exit ramp at <br />this intersection.
