Staff has determined that fewer than ten (10) percent of the caliper inches of the <br />significant trees on the property will be removed. If additional trees are removed as a result <br />of the project, the applicant may be required to meet the City’s tree preservation standards, <br />and mitigation may be necessary. <br />4.Lighting <br />No lighting is being proposed on the accessory structure. <br />5.Flood Plain, Wetlands, andEasements <br />Based on the informationobtained by staff the proposed additions are outside of any flood <br />plains, wetlands, or easements areas. <br />6.Additional Review <br />A.The Building Official has reviewed the plansand has no additional comments. <br />B.The City Engineer reviewed the proposal and has determined that a Grading and Erosion <br />Control Permit is required for this project. <br />C.The applicant has submitted their plans to the Rice Creek Watershed District for review. <br />Resident Comments <br />Staff has not received any letters, e-mails, or telephone calls from property owners or occupants <br />in regards to this planning case. <br />Notice <br />Although a Site Plan Reviewdoes not require a public hearing, a public meeting notice was <br />prepared by the City and mailed to properties within three-hundred fifty (350) feet of the subject <br />property. <br />Findings of Fact <br />
