5.Parking – <br />Meets requirementwith Proof of Parking Plan <br />Based on the proposed use of the addition (Other Business and Industry), one parking space for <br />each 1,000 square feet of floor area is required. In this case, one additional parking space would <br />need to be provided. The addition is not expected to increase demand for parking on the campus <br />and no new parking spaces are being proposed with the application. The propertycurrently has a <br />parking deficit of 702spaces based on Zoning Code requirements. With the proposed addition, <br />this number would increase to 703spaces. <br />Boston Scientific has acknowledgedthat existing parking on the property satisfies the current <br />parking demand on the campus. They have proposed that the net deficit of parking spaces be <br />accommodated by “Proof of Parking.” The applicant has provided a Parking Calculation Plan <br />(Attachment C)that shows 767“Proof of Parking” spaces that could be built in the event that <br />additional parking was needed. <br />6.Traffic, Access, and Circulation – <br />Meets requirement <br />The proposed addition will not have animpact on internal campus circulation or traffic <br />conditions in the surrounding area. Since the total amount of building space proposed in Phase 1 <br />has not been reached, the current proposal does not warrant a traffic study. A study to determine <br />if any road improvements are neededwill be required before the campus exceeds the proposed <br />419,500 square feet in Phase 1. <br />7.Lighting – <br />Meets requirement <br />There are noproposed changes to the lighting on Building 10that would impact neighboring <br />properties. <br />8.Grading and Utilities – <br />Meets requirement <br />The proposed construction would not include any grading or utilities work. The City Engineer <br />has reviewed the proposal and has determined that a Grading and Erosion Control permit will not <br />be required. The Rice Creek Watershed District has also reviewed the project and determined <br />that a RCWD permit will not be necessary because the building addition would disturb an area of <br />less than 10,000 square feet. <br />9.Screening andNoise – <br />Meets Requirements <br />The Zoning Code requires screening to be provided where any business or industrial use is <br />adjacent to a residential zoning district.
