<br />Project Description <br />Chad & Sasha Myers Garage Rebuild <br />3441 Lake Johanna Boulevard <br />Arden Hills, MN 55112 <br /> <br /> <br />Brief Summary of Variance Request: <br />We propose to demolish a non -conforming detached garage in very poor condition on <br />our property and reconstruct a new garage in its place with modest adjustments to its <br />positioning and footprint. Specifically, we are requesting a variance to: <br />(a) rotate the new structure by 15o to align it with our house and the street for <br />aesthetic reasons, and <br />(b) increase the footprint from 22’ x 22’ to 26’ x 24’ to allow for reasonable use of <br />this garage. <br />These changes would require an additional 2 ft. encroachment into our south side yard <br />setback relative to the current structure. The maximum rear setback encroachment will <br />remain the same as the existing structure and all other aspects of the garage <br />construction will conform to the Zoning Code. The unique topology of our property, <br />which includes a 26 ft. decrease in elevation from the west to the east property line, <br />does not allow for the practical placement of a conforming detached garage, which is <br />the reason for this variance request. <br /> <br />Details of Proposed Project and Justification: <br />Background <br />We have been residents of Arden Hills since 2008, and in June of 2013, we bought our <br />current home on Lake Johanna Boulevard. The previous owner demolished the original <br />house on the property to construct a new home in 2010, but he left the original detached <br />garage intact. This garage is in very poor condition to the extent that it significantly <br />detracts from the character of the neighborhood (see attached photos). Due to serious <br />structural issues (a major crack in the slab) in addition to numerous more cosmetic <br />flaws, we have determined that remodeling is not practical , but we do need the storage <br />space provided by the detached garage as our house only has a 2-car attached garage. <br />Thus, we would like to demolish and reconstruct the detached garage. <br />The current detached garage is not a conforming structure because it <br />encroaches into the rear and side setbacks (10 ft.) on the west and south property lines, <br />respectively. The garage currently sits 6.1 ft. from the south property line (side), and 8 <br />in. from the west property line (rear). Furthermore, the two garage doors open to the
