7/1/2014 <br />To: Dept of Planning and Zoning <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br /> <br />RE: Variance request at 3200 Lake Lane, Arden Hills, MN <br /> Retaining Wall and Landscaping Plan <br />The overall intention of the project is to replace the existing retaining wall, sidewalk, and steps between the <br />house and Shoreline lane. The new retaining wall would be built after the existing garage is demolished and in <br />preparation of the area to contain the new floating slab for the new garage. The retaining wall and steps would <br />be located in the same positions they now occupy, with slight changes in the steps and sidewalk to line up with <br />the new garage more centered on the lot. There is no plan to change the basic elevation of the new garage or <br />the lot drainage. (See drainage diagram attached.) <br />The existing retaining wall appears to be limestone with some type of grout. There has been significant <br />erosion, loss of stones, and buckling over the years along with erosion of the garden beds that parallel the wall <br />about 6-8ft to the East towards Shoreline lane. The intention is to install the new retaining wall to a height that <br />would equal the height of the stairs and then grade/backfill the area East of the wall to be at its original level <br />but not higher than the road, so drainage flow would be mostly unchanged. <br /> <br />
