Currently, Building <br />10 is approximately 185 feet away from the closest property line. A minimum setback of 50 feet <br />is required in the Master Plan. <br /> <br />The height of the addition would be approximately 13 feet tall. The maximum building height <br />allowed in the I-1 District is 35 feet. <br /> <br />2. The project will include 730 square feet of impervious surface <br />with zero net increase since the construction replaces an existing paved area. <br /> <br />3. Landscaping Requirements – Meets requirement <br /> <br />Since the proposal includes additional building space, the City’s landscaping requirements apply <br />(Zoning Code, 1325.05 Subd. 1 Landscaping). The minimum landscape requirements are <br />determined based on the gross square footage of new building space. In this case, the applicant <br />would be required to provide 2.3 caliper inches of trees (730 square feet / 320 = 2.3). Boston <br />Scientific has proposed planting one Black Hills Spruce tree totaling 2.5 caliper inches on the <br />east side of Innovation Way near the Cummings Park Drive turnaround. <br /> <br />4. Aesthetics – Meets requirement <br /> <br />The exterior finish of the addition will be face brick with color and coursing to match the <br />existing construction. Other exterior materials will include prefinished metal wall capping. The <br />applicant has provided a rendering of the proposed building elevations (Attachment C). <br /> <br />The Zoning Code does not have specific guidelines for building materials in the I-1 District. <br />Under Section 1325.05 Subd. 6 of the Zoning Code, the Planning Commission is instructed to <br />consider if the appearance of a proposed structure would cause substantial depreciation in the <br />property values in the surrounding area or to unreasonably detract from the appearance of the <br />area. <br />
