However, since the hospice units were never constructed, the total number of units and <br />net density previously approved would remain unchanged. <br /> <br />C. Setbacks <br /> <br />The minimum building setback in the R-4 District is 40 feet in the front yard, 30 feet in the rear <br />yard, and a minimum of 5 feet in the side yard with a combined minimum total of 15 feet <br />between both side yards. Since the Brownstone Buildings front County Road D and Lake <br />Johanna Boulevard, the buildings are required to meet the front yard setbacks along both of these <br />frontages. Multi-family Dwelling Units Additional Conditional Use Permit Criteria – Section 1325.045 <br /> <br />The City adopted special regulations regarding multi-family housing developments in September <br />2012, prior to the approval of the original Master PUD for the Johanna Shore redevelopment <br />project in November 2010. These regulations were amended in March 2014 to update the <br />minimum unit size standards. The requirements are codified in Section 1325.045 – Multi-family <br />Dwelling Units Additional Condition Use Permit Criteria. Upon consultation with the City <br />Attorney, staff was advised that the independent senior apartments in the Brownstone Buildings <br />are considered to be a “multi-family dwelling” use and that the PUD Amendment should be <br />evaluated in light of the current provisions found in Section 1325.045. <br /> <br />Minimum Unit Size <br />The Code requires that one-bedroom units be a minimum of 700 square feet and that two- <br />bedroom units be a minimum of 950 square feet. All 12 of the proposed one-bedroom units <br />would be 900 square feet in area. The smallest two-bedroom unit would measure 1,257 square <br />feet in size. <br /> <br />Lighting and Security Plan <br />Presbyterian Homes has submitted a lighting plan for the project (Attachment E).
